City will study Estrella Gin site as business park

The Maricopa City Council approved a $47,750 contract Tuesday with Ernest Swiger Consulting for a business park feasibility study at the Estrella Gin property on the west side of the city.

The Estrella Gin Co. sold the nearly 70-acre site to the city in April for $3.2 million plus closing costs.

The city is pursuing development of the site as a business park with partnerships with private industries and businesses. Public uses of the property include relocation of an Amtrak station, the construction of a fire station and the development of a public works yard.

The city is focusing its nonretail efforts on attracting companies in four primary fields: agri-tech; clean-tech (green technologies); advertising, professional and business services; and health care.

City spokeswoman LaTricia Woods said it is too early to say if the city will focus on one area more than another.

“That’s what the study will help us determine,” she said Friday.

The Pennsylvania-based consulting firm was recently contracted by Lake Havasu City for a study to redevelop the Bridgewater Channel Area, where the historic London Bridge is located.

Swiger, who was present at the meeting, has worked on projects in Las Vegas and was contracted by the city of Mesa in its effort to purchase laboratory space from the U.S. Air Force.

Mayor Anthony Smith asked Swiger what the city can expect as a timeline for his report.

“Our proposal has us finished by the end of May,” he said. “There is quite a bit of information on the city website and we will be off to a flying start.”

Swiger said he has toured the site and will meet with developers, Realtors and focus groups as he prepares his report.

At least the $47,750 is LESS than that useless feasibility study for the future AIRPORT--if you remember that. Why was this money approved when Stores/Restaurants are CLOSING WITHIN our main Town? Sure it WOULD be great to have the nonretail fields described above. Let's hire another consulting firm for a report on why the Town does these costly studies. During these studies, the consulting firms can stay at the Holiday Inn Express to reduce costs!

lol no retail space is that smart? If you are building the new Amtrak station there why not build around it. Like that Holiday INN that still is not built and maybe a restaurant and other places for people using the train could use. build something people in-town and passing buy can use like a small park around that new fire station maybe a small transportation hub just think the boost for AK-Chin if there were a shuttle running from the train / Holiday Inn or any other nice hotel this could be really nice and a small business park. but instead you want the people on the train that are just passing through to see what? to do what? all they will remember about Maricopa is more empty lots,cows,feedlots, and green tech that looks like every other pollution plant. Will the people running this town please wake up! I get looking to the future but most families here just want a nicer better life for there families please take that into consideration before you map out this city's future. ther

Thanks for your comment. The city's development plans to not exclude retail. The word "nonretail" is used in this story to mean other private businesses and industries besides retail.

there is plenty more space for some of this development down on the Maricopa / Casa Grand highway. Make Maricopa better now, and not just in the future. No public works yard, No Argi-tech. This means no power plants that don't power Maricopa!!!! No Military laboratory please!!!

I understand the economic need to bring business here, but one of we moved here, and love it here is the "small town" feel Maricopa has. I hear so many people say the same thing. I only hope by trying to draw business in that Maricopa doesn't lose that.
