If you are living in Maricopa as a renter or a homeowner, there is a good chance you live in a community with a homeowners association.

Many HOAs and communities have similarities. Some of the most-common rules set by an HOA are:

  1. Trash cans out no earlier than noon the day before pickup and trash cans out of sight by noon the day after.
  2. Clean, weed-free frontyard.
  3. Number of plants in front yard.
  4. Exterior house paint in good shape.
  5. Non-operational vehicles not allowed in street/driveway.

Amenities within a community and its monthly fees, however, can vary significantly. That is the reason this list was created. Here’s a guide to the communities across Maricopa. Before you make that big decision to buy or rent a home in a certain community, here are things to consider:

  • What amenities are included?
  • What do I get for my monthly HOA fees?
  • Is cable TV or internet included in my monthly fees?
  • Are schools nearby and how is school traffic?
  • What is the drive time to shopping areas?
  • What about Casa Grande? Daily trips there can be of considerable drive time.
  • How important is the commute time to Phoenix/Chandler?
  • How often does the HOA raise fees?

Acacia Crossings
739 homes on 739 lots. Subdivision is completed.
HOA: $83.82/month. HOA provisions include Orbitel internet. Management: City Property Management, 602-437-4777.
Amenities: Walking/biking/jogging paths, children’s playgrounds, BBQ areas, basketball courts.
Fun fact: The HOA modified a walkway from the center of Acacia Crossings to the stores in the Bashas’ center so residents wouldn’t have to walk or bike all the way around the subdivision.

Alterra
1,005 homes on 1,005 lots. The subdivision is completed.
HOA: $68.00/month. Basic cable not included in HOA. Management: JSquared Property Management, 623-251-5260.
Amenities: Walking/biking/jogging paths, children’s playgrounds, BBQ areas.
Fun fact: Much of Alterra was under water at one time in the 1980s due to a large flood.

Cobblestones Farms
892 homes on 892 lots. Subdivision is completed.
HOA: $325.90/quarter. Basic cable included in HOA. Management: AAM, 602-957-9191.
Amenities: Walking/biking/jogging paths, children’s playgrounds, BBQ areas, pool, horseshoes, basketball court, lake,
sports field.
Fun fact: Cobblestone Farms is among the few subdivisions that was built all by the same builder (Fulton Homes)
Fun fact 2: Cobblestone/Fulton built the only basement homes in Maricopa, which are approximately 4,000 square feet.

Copper Ridge (all-age community in Province)
50 homes (in process) of 154 lots. Meritage Homes is currently building.
HOA: $125.00/month. Basic cable is not included in HOA. Management: AAM,
602-957-9191.
Amenities: Walking/biking/jogging paths are currently the only amenities listed.
Fun fact: Until recently, the entire area of Province was scheduled to be adult only. This specific parcel is set to be all ages.

Desert Cedars
418 homes on 418 lots. Subdivision is completed.
HOA: $246.00/quarter. Basic cable not included in HOA. Management: City Property Management, 602-437-4777.
Amenities: Walking/biking/jogging paths, children’s playgrounds, BBQ areas.
Fun fact: Desert Cedars is the closest subdivision to Maricopa’s Copper Sky Multigenerational and Aquatic Center, which means it is not only an easy walk to the festivities, but an up-close and personal view of the Fourth of July fireworks from your home.

Desert Passage (aka Smith Farms)
706 homes of 706 lots.
Subdivision is mostly completed.
HOA: $102.00/month. Basic cable is not included in HOA. Management: RCP Community Management, 480-813-6788.
Amenities: Walking/biking/jogging paths, children’s playgrounds, BBQ areas, pool, basketball court, sports fields, baseball/softball field.
Fun fact: Much of Desert Passage was in a flood zone when the subdivision was started, but FEMA revised the flood maps a few years later.

Glennwilde Groves

Subdivision is completed
HOA: $99.00/month. Basic cable included in HOA. Management: AAM, 602-957-9191.
Amenities: Walking/biking/jogging paths, children’s playgrounds, BBQ areas, 2 heated pools, tennis, basketball, soccer, baseball/softball, stocked fishing lake.
Fun fact: Pacana Park, in the center of Glennwilde Groves, was the city’s main gathering place for festivals/sporting events before the larger Copper Sky Multigenerational Complex was built.

Homestead
2,403 homes on 2,406 lots. Nearing closeout, but Richmond American and Meritage still have a few homes for sale.
HOA 1: DRHorton (non-gated) homes: $47.00/month. Basic cable not included in HOA. Management: RCP Community Management 480-813-6788
HOA 2: DRHorton (gated) $108.00/month. Basic cable is not included in HOA. Management: Trestle Management Group, 480-422-0888.
HOA 3: Meritage/KBHomes/Gehan $85/month. Basic cable is not included in HOA. Management: Trestle Management Group, 480-422-0888.
Amenities: Walking/biking/jogging paths, children’s playgrounds, BBQ areas, volleyball court, basketball courts, and lake subdivision.
Fun fact: The entire subdivision of Homestead is called Homestead North, but locals and residents refer to the gated parcel as Homestead South.

Maricopa Meadows
1,624 homes on 1,626 lots.
Building has been completed.
HOA: $210.00/quarter. Basic cable is not included in HOA. Management: City Property Management, 602-437-4777.
Amenities: Walking/biking/jogging paths, children’s playgrounds, BBQ areas, basketball court, outside workout trail, pickle ball court, Frisbee golf and lake.
Fun fact: Maricopa Meadows is home to one of Maricopa’s two disc golf courses.

Palo Brea
525 homes on 525 lots. DRHorton is currently selling their remaining homes.
HOA: $75/month. Basic cable not included in HOA. Management: City Property Management, 602-437-4777.
Amenities: Walking/biking/jogging paths, children’s playgrounds, BBQ areas, basketball courts and one of the few sand-volleyball courts in Maricopa.
Fun fact: At one time, the builders planned to make a walking path from the neighborhood directly to Copper Sky. Palo Brea offers homes with an attached RV garage.

Province (Villas or Gemini homes 55+ community)
1,865 homes of 2,194 lots. Meritage Homes is currently building
HOA: $1,216.01/quarter. Basic cable included in HOA. Management: CCMC, 520-568-8315. (These units are attached to one another. Roofing, stucco and exterior paint are included in the HOA fees)
Amenities: Gated community, walking/biking/jogging paths, lakes, shuffleboard, tennis, pickleball, indoor/outdoor pools, full workout facility, craft rooms, poker room, 50,000-square-foot clubhouse, library and BBQ areas.
Fun fact: The smaller Villa or Gemini (duplex) homes have a higher HOA payment than stand-alone homes because roof insurance is included, as two units share a common roof.

Province (Single Family detached 55+ community)
1,865 homes of 2,194 lots. Meritage Homes is currently building.
HOA: $803.00/quarter. Basic cable included in HOA. Management: CCMC, 520-568-8315.
Amenities: Gated community, walking/biking/jogging paths, lakes, shuffleboard, tennis, pickleball, indoor/outdoor pools, full workout facility, craft rooms, poker room, 50,000-square-foot clubhouse, library and BBQ areas.
Fun fact: The entire subdivision of Province is composed of single-story homes only.

Rancho El Dorado

HOA: $150.26/quarter. Basic cable not included in HOA. Management: First Service Residential, 855-333-5149.
Amenities: Walking/biking/jogging paths, children’s playgrounds, BBQ areas, lake, driving range, restaurant/bar (at the golf course). Maricopa’s only golf course subdivision.
Fun fact: Rancho El Dorado was Maricopa’s first master-planned community. Once Rancho El Dorado became popular, other communities began to spring up.

The Lakes at Rancho El Dorado (Rancho El Dorado Phase 3)
1059 homes of 2290 home sites. Meritage, Richmond American, DRHorton, K.Hovnanian and Gehan Homes are currently building.
HOA: $70.00/month. Basic cable not included in HOA. Management: CCMC, 520-568-8315.
Amenities: Walking/biking/jogging paths, children’s playgrounds, BBQ areas, lake and water feature. The Lakes offers homes with attached RV garages.
Fun fact: Some builders gave homebuyers a free battery-powered paddle boat when they bought a home on a waterfront lot!

Rancho Mirage
899 homes of 2,136 home sites. DRHorton is currently building.
HOA: $103.71/month. Basic cable included in HOA. Management: AAM, 602-957-9191.
Amenities: Walking/biking/jogging paths, children’s playgrounds, BBQ areas, lake with walkout pier and water feature.
Fun fact: Of the four builders originally scheduled to build in Rancho Mirage, two never broke ground, and four more came in and built.

Santa Rosa Crossings
325 homes of 351 lots. Centex/Pulte homes are currently building.
HOA: $72.00/month. Basic cable is not included in HOA. Management: AAM, 602-957-9191.
Amenities: Walking/biking/jogging paths, children’s playgrounds, BBQ areas
Fun fact: Santa Rosa Crossing is Maricopa’s original “ghost subdivision” where homes were built, abandoned, razed and rebuilt!

Santa Rosa Springs
647 homes of 788 lots. No current building.
HOA: $75.00/month. Basic cable not included in HOA. Management: Brown Community Management, 480-539-1396.
Amenities: Walking/biking/jogging paths, children’s playgrounds, BBQ areas.
Fun fact: The original builders used extra insulation for noise reduction because of the proximity of the Union Pacific train tracks.

Senita (Maricopa Groves)
1,375 homes on 1,375 lots built. Subdivision is completed.
HOA: $204/quarter. Basic cable not included in HOA. Management: Oasis Community Management, 623-241-7373.
Amenities: Walking/biking/jogging paths, children’s playgrounds, BBQ areas
Fun fact: Senita 1 and 2 are the parcels west of the bridge over the wash while Senita 3 is the parcel east of the bridge.

Sorrento
819 homes of 2110 lots. Currently no builders.
HOA: $84.50/month. Basic cable not included in HOA. Management: AAM, 602-957-9191.
Amenities: Walking/biking/jogging paths, children’s playgrounds, BBQ areas, lake, splash pad, water feature, tennis courts.
Fun fact: There are currently two new builders quickly putting up homes in Sorrento.

Tortosa
2295 homes of 2,462 total home lots. DRHorton, KB Homes, KHovnanian Homes
and Ashton Woods are currently building.
HOA: $81/month. Basic cable is not included in HOA. CCMC, 480-921-7500.
Amenities: Walking/biking/jogging paths, children’s playgrounds, BBQ areas, lake, water feature.
Fun fact: There were several streets in Tortosa with partially built homes, but no builder. The builder ran out of money and went under. Some of the homes were sold unfinished. Eventually, the bank came in, finished and sold the homes.

The Trails (at Tortosa)

HOA: $85/month. Basic cable is not included in HOA. Management: AAM, 602-957-9191.
Amenities: Community pool, walking/biking/jogging paths, children’s playgrounds, and BBQ areas.
Fun fact: The Trails has been rumored to be coming for years. Currently, the area is also planned to have a man-made lake in the subdivision.

The Villages at Rancho El Dorado
1,941 homes on 1,941 lots. Building has been completed.
HOA: $258/quarter. Orbitel communication internet included per HOA agreement. Management: City Property Management, 602-437-4777.
Amenities: Walking/biking/jogging paths, children’s playgrounds, BBQ areas, 2 pools, clubhouse w/kitchenette for resident use, workout facility, basketball and tennis courts.
Fun fact: The original owners of the farmland that became the Villages still live in the same house. If you look closely driving on Butterfield Parkway you will see a lovely, older home behind a gate with large mature trees. The home was built in 1956.

HOA monthly/quarterly fees are the ongoing payments a homeowner makes regularly. Some HOAs have the requirement of two months of fees upon move-in.

Please keep in mind there may be additional one-time fees when buying or selling a home in an HOA community. Be sure to inquire specifically about disclosure fees, capital-improvement fees, transfer fees and community-enhancement fees. The disclosure fee is always paid by the seller, but any other fees are negotiable in the contract to purchase and should be addressed in the initial offer for the home.
