Holiday Inn project needs ADOT approval

The Holiday Inn Express & Suites project to be constructed off State Route 347 in Maricopa will need the Arizona Department of Transportation’s approval to allow access to the property because it will be located off a state road.

Before the city can issue a certificate of occupancy, the developer must secure ADOT’s approval of its plans, said Robert Mathias, city development services manager. ADOT’s approval is one of several the developer needs for the city to issue the certificate.

The developer originally requested a permit from the state’s transportation agency in 2011, but ADOT withdrew the application in October because of inactivity.

“The developer will need to submit his revised plans (of the project) after re-submitting the permit applications,” ADOT spokesman Dustin Krugel said in an email Thursday.

Krugel added ADOT received a set of plans in early April even though the department had not received a new permit application.

“As a courtesy, ADOT’s permit office reviewed the plans and comments were sent to the (developer) on April 22, 2014,” he said. As of Thursday, ADOT had not received any revised plans.

The developer, Larry Miller, who owns Matrixx Management, a project management company based in Scottsdale, said they are trying to meet with ADOT next week.

“We’re very excited about the project,” Miller said, adding they plan to hold a job fair in 60 days.

The three-story, 80-room hotel is planned to be built on a one-and-a-half-acre lot on the east side of State Route 347, just south of Hathaway Avenue.

The project’s general contractor, Scott Geyer of Why Hospitality LLC, said Tuesday workers have finished clearing the site and he and representatives from the city plan to meet with the utility companies Monday to prepare for the infrastructure phase of the construction.

Geyer said the hotel could be constructed within six months if everything goes well.

Mathias said the developer “can continue moving forward with construction provided they have all the necessary approvals prior to the city issuing a certificate of occupancy.”

Micah Miranda, the city's economic development director, said the project has gone through the site plan approval process, construction permits have been issued and the general contractor is improving the site.
