Mountainside Commercial Center at corner of John Wayne Parkway and Edison Road slated for next year

If you’ve ever wondered what the large lot at the corner of John Wayne Parkway and Edison Road adjacent to Fry’s will be used for, your question has been answered.

Monday Planning and Zoning commissioners unanimously approved the site and landscape plans and elevations for the proposed Mountainside Commercial Center and a Ruby Tuesday’s restaurant, a total of 16.8 acres.

Ruby Tuesday’s and its patio will be built on the northwest corner of the property near Fry’s Fuel Stop. Landscaping will provide a buffer between the restaurant and the fuel pumps.

Arizona Federal Credit Union will occupy the southwest corner of John Wayne Parkway and Edison Road. Various shops and pads are being negotiated, but Peter Piper Pizza will be one of the shops connected to Fry’s.

Along Edison Road and behind the new bank the anchor, Mountainside Fitness, will be constructed beginning in June 2008. A daycare center will occupy the building directly east of the gym, according to the site plan presented by city planner Eric Fitzer.

The main entrance to this new shopping center will be off John Wayne Parkway with a secondary entrance near the fitness center. Twenty-foot trees will buffer the access currently being used off Edison Road, running behind Fry’s, for the five two-story homes in that vicinity.

The original landscaping plan called for 12-foot trees, but Planning and Zoning Commission Chairman Anthony Smith got the applicant to agree to taller trees. “A 12- foot tree isn’t going to do much for the view of the two-story homes that back up to the center,” Smith said.

The applicant, the 361 Group, made every effort to provide elevations and exterior design compatible with Fry’s Marketplace.

Airport Feasibility Study
Smith announced that he is serving on the Airport Advisory Committee, which was put together by the city’s airport consultant Ed Beauvais. An airport feasibility study to determine inventory, airport requirements and a site will be completed in 10 months; each of the three phases will take three months with the final report completed in the tenth month.

May Planning and Zoning meeting canceled
The commissioners voted to cancel their May 28 session since it is Memorial Day.
