The Planning & Zoning Commission will hold a public hearing and hear a request by KB Homes to increase lot coverage in the Desert Passage residential development. A sign package for Maricopa Manor Business Center and the site plan for a proposed ethanol plant will also come to the commission for approval. The agenda follows:

4.1 PAD06.03: A request by KB Homes for an amendment to the approved PAD (PZ PD 032 02) for the residential development currently known as Desert Passage (formally known as Smith Farms). This specific request is to allow for an increase in lot coverage from the City Code standard of 40% to 52% on parcels one (1) thru ten (10). KB Homes would like to build residences with extended backyard patios this embellishment will require increased lot coverage. The portion of this development that is in need of the increase lot coverage lies within the community of Desert Passage, which is described as being in the SE1/4 SW1/4 & SE1/4 of Section 25, Township 4S, Range 3E, of the Gila and Salt River Base & Meridian.

5.2 SUB05.72: Approval of a Comprehensive Sign Package for the Maricopa Manor Business Center This development is located on the northwest corner of John Wayne Pkwy and Garvey Rd. The site is zoned “CB-2” (General Business Zone).Discussion & Action.

5.3 SPR-06.01: The applicant, Pinal Energy LLC, is requesting approval for a site plan, elevations and landscape plans along with the grading and drainage plans to construct an ethanol plant on 45.4± acres within a CI-2 Heavy Industrial zone. The site is accessed off of Cowtown Road, south of Maricopa-Casa Grande Highway, west of Fuqua Road within the southeast Maricopa city limits. Discussion & Action.

The procedures to follow if you address the Commission are: Commission requests that you express your ideas in five minutes or less and refrain from any personal attacks or derogatory statements about any City employee, a fellow citizen, or anyone else, whether in the audience or not. The Chairman will limit discussion whenever he deems such an action appropriate to the proper conduct of the meeting.

The Planning & Zoning Commission may go into executive session for purposes of obtaining legal advice from the City’s attorney on any of the above agenda items pursuant to A.R.S.§ 38-431.03 (A)(3).
