Rancho El Dorado homeowners to hear candidates for association’s board of directors

Rancho El Dorado’s Homeowners’ Association will hold a Candidates Night on Tuesday, September 27, from 6:30 to 8 p.m. in the boardroom at Maricopa High School. The event will give homeowners an opportunity to meet and question candidates seeking election to the community’s new Board of Directors.

The evening’s agenda is as follows:
Candidate Speeches– Each candidate will have the opportunity to make a three-minute prepared speech. The speeches will be timed to allow equal time for all candidates.

Questions from the Board– The outgoing board has prepared a list of questions that they will ask of the candidates. The questions may be directed toward an individual or the candidates in general. The questions from the board have been given to the candidates prior to the event. The Board of Directors will read the questions.

Questions from the Audience– After the candidates have had their opportunity to speak and the board questions have been answered, there will be a 30-minute open forum for homeowners to ask questions of the candidates. The homeowners may ask questions of the candidate(s) of their choosing. The questions and answers will be monitored for time.

Adjournment– Once all questions have been answered, the meeting will be adjourned to allow for a short Board of Directors meeting directly afterward.

Seven positions are available on the association’s new Board of Directors. Three new directors will serve three-year terms, and two seats are available for both two-year and one-year terms. There are a total of 13 candidates running for positions as directors.

The candidates, in alphabetical order, as well as the statements they each submitted, are as follows:

CLASS I CANDIDATES (3 YEAR TERMS)

Francis Brewer I have been a resident of the Rancho El Dorado community since 2003. I value teamwork and community involvement to accomplish a common goal. I believe in a proactive approach to problem solving and making data driven decisions. I am result oriented, and an active member of the Gideon club. I do affirm that everyone has a voice regarding the safety and well being of our family, our investment and our community. If elected, I will employ my international experience and industry proven approach to problem solving and improving the quality of life in the Ranch El Dorado community.

Dave Christensen I am a Public Affairs Manager for a public utility with an Associate and Bachelor degrees in Business Administration and an extensive background in marketing, customer service and energy efficiency. I served on the Board of Directors for a Recreation and Park District for six years including two years as the Board President, five years on the Board for a Boys and Girls Club including one year as Board President and have served on the Boards of other non-profit and community organizations. I currently serve on the Boards of an American Lung Association Branch and two economic development organizations.

Patricia L. Lortz I am a retired art teacher so I have time to devote to board business. Having been heavily involved in community affairs in Atlanta, Ga and Tampa, Fl, civic responsibility is a major focus of mine. As an interior decorator I place great importance on visual impact of a community and clearly relate increase in property value to adherence to deed restrictions.

Robin R Simmons Our Family Has lived here in RED for 2 years we have seen a lot of changes, not All Good. I Am concerned about the welfare of our subdivision. Our HOA needs to set the standard for all the new HOA’s Going up All Around us. I’m a stay At Home mother And I try to be up to date on what happening in our HOA & Community.

CLASS II CANDIDATES (2 YEAR TERMS)

Christopher Falcone As a member of the board, I will focus on providing a safe well managed community that best fulfills the desire of the homeowners and ensures the best value for dollar of homeowner assessments. I will have an open door communication policy. I will address community issues with two approaches: What is the will of the residents of the community? What is the best thing for the community? I am a proactive planner that results orientated and have been a successful leader in corporate business, financial management, and residential property management. I have volunteered in various Maricopa public health and safety functions.

Jeffrey P. Kramarczyk Born and raised in the northwest suburbs of Chicago, I earned a bachelors degree in Psychology from the University of Iowa, which is where I also met my wife, Karen, and started our family, which mow includes Alec (4), Geric (2) and Anna (1). Most of my career has been spent in the Telecommunications industry, first as manager in Customer Service and then in Marketing. With extensive experience in project management and financial analysis, I have the skills to effectively identify and implement programs that will result in the positive advancement of Rancho El Dorado. If elected to the board, I will contribute with a focus on our needs as a community and the common goals we share for our investment. I believe that Rancho El Dorado must be managed to ensure that both grow to their fullest potential.

Sandra S. Baker- Probasco Maricopa resident 2002, I am proactive. I support MUSD; active member Maricopa Rotary International; volunteered administratively to Maricopa Youth League; volunteered City and School Board election campaigns; worked events for City Park/Recreation; participant in Pinal County Sheriff’s Citizens Academy. Forty years legal secretarial background has honed my management, listening, communication, and research skills. Family and community commitment contributes to my being a natural liaison, increased by my positive, straightforward, informed, focused approach to issues. I offer the “check and balance” representation for residents on a transitioning Board and interaction with the City of Maricopa.

Shawn Schlegel New to Rancho El Dorado this year, as a resident, I am concerned with the costs to maintain the integrity of our community as build out approaches. I am a highly motivated goal-oriented individual with an excellent working reputation, proven ability to influence business partners, effective problem solver, and communicator. As a director, the homeowner’s and the community’s interests, as a whole, area what is important.

CLASS III CANDIDATES (1 YEAR TERMS)

Pamela Hilliard I have served on the BOD of three prior communities that I owned and resided in prior to here. I have been a Community Manager for many years and enjoy being active in financial and landscape areas.

Paul Pilatowski (No Biography Provided)

Linda Podojil I have previously served as a member of the Board of Directors for a large High School, served as treasurer for a non-profit organization and also as a Water Commissioner. All appointments were volunteer positions. I understand the concepts of working together for the benefit of the organization. We have owned a home in this community for two years but have not lived in the community. We are moving there October 1, 2005 to settle down in our home and are very excited about becoming part of this wonderful HOA.

Peggy McNerney I am a Pastry Chef, employed at Casino Arizona for the past 5+ years. I manage a staff of 6 and work within a budget. I am concerned about property values, curb appeal, safety of our residents and our children. My husband Larry and I have 1 grown daughter and a granddaughter. My interests include fitness (walking + cycling) gardening and motorcycles.

The current board of five directors is a transitional board until the Rancho El Dorado community takes over the homeowners’ association. Due to the size of the community, it was determined that a seven-person board would function more efficiently.

Directors will be elected at the annual meeting on October 13 at 6:30 p.m. in the Maricopa Elementary School Cafeteria. The community needs 20% of its residents or 627 lots to be represented in person or by mail-in ballots, which are due by noon on October 10. If the required quorum is not present, the meeting must be rescheduled with the homeowners held responsible for mailing costs.
