Construction of 455 new homes at Sorrento may begin.

Maricopa City Council Tuesday granted final plat approval to subdivide four parcels in Sorrento, paving the way for developer AZALTA LLLP to build single-family homes at the southwest corner of Bowlin and Hartman roads.

The area, known as Sorrento Phase 2, includes a total of five parcels – four residential subdivisions, plus a future school site. It sits between the western edge of current Sorrento homesites and the Santa Rosa Wash.

Phase 3 of Sorrento, to be developed in the future, will include 294 residential lots. Phase 4, the final phase which will complete buildout of the community, encompasses five parcels with an additional 540 lots.

No timeline for phases 3 and 4 was provided.

The Phase 2 will include a total of 133 acres, with 102.6 acres dedicated to homesites. The lot sizes will range from 5,175 to 6,875 square feet, and community density will be 3.41 dwelling units per acre. Phase 2 will be home to more than 1,450 residents, based on the city formula of 3.2 residents per household.

Phase 2 parcels also will provide trail connectivity with the rest of the community, an additional tot lot and acres of usable landscaped open space, according to a city staff report.

The vacant land has been zoned for a planned area development since 2004.
