Maricopa City Council is expected to vote on the advancement of a new subdivision along the city’s eastern borders during its Tuesday meeting.
Councilmembers will vote whether or not to approve the final subdivision design for Red Valley Ranch, a 164-acre neighborhood at the southwest corner of Farrell and Anderson Roads, just south of the Volkswagen Proving Grounds. The land currently consists of empty desert.
The subdivision will eventually consist of 575 single-family homes, with the first construction phase bringing 287 homes.
The item is part of the council’s consent agenda and is likely to be approved without discussion.
What are the plans for Red Valley Ranch?
Developers want to construct the subdivision in two phases.
The first will consist of 287 homes on 72 acres between Saddleback Vista Avenue and Anderson Road, while the second will add another 288 homes on the remaining 92 acres.
Residential lots will range between 42 and 55 feet wide, and 120 feet long.
The development of Red Valley Ranch has been in the works for at least a decade. The item first appeared on the agenda of the city’s Planning and Zoning Commission in 2015, when the plan was to construct 467 homes.
In 2021, the number of homes increased to 544 homes and the preliminary plat — or tentative mapping for the subdivision’s design — was approved that November. The developer had 12 months to submit the final plat but requested an extension in 2023 after it expired.
