Excavation and construction work has begun at Hampton Edison, a 151-unit, single-family home community being built by Paragon Development on the south side of West Edison Road, west of John Wayne Parkway.

Paragon plans to develop the 12.5-acre site as a residential rental community it believes will provide a unique housing option for the city center area in the mixed-use Heritage Overlay District. In preliminary documents submitted to the city, the developer said the project is an ideal fit for the area.

“Hampton Edison will provide for an additional unique residential housing choice in the area, that when coupled with the existing employment and residential uses, will create a more diverse, mixed environment,” Paragon wrote in its submission.

The community will consist of single-story, primarily detached one-story bungalow-style rental homes. The gated community will have 151 units with a density of 12.5 dwelling units per acre, with a mix of 1 bedroom/1 bath, 2 bedroom/2 bath and 3 bedroom/2 bath units. The homes will be designed in a cluster configuration with units oriented toward shared and connected pedestrian courtyards and pathways.

According to Rodolfo Lopez, the city’s director of development services, Paragon has given the city a construction timeline of 12-16 months, meaning the homes could be available for occupancy late this year or early 2023. Pricing for the units is not yet available, but typically set within about 60 days of the beginning of leasing to reflect the most current market prices.

Hampton Edison will offer “residents with a unique living experience and an alternative and attractive housing choice to the traditional options of single-family residences or apartment complexes,” wrote Paragon, adding the community will include “upscale features and spacious indoor/outdoor living areas maintained by a professional management company, without HOA fees of a typical single-family development.”

The community will feature amenities such as a fitness center, resort-style pool and spa, an outdoor kitchen area with a shade lounge, and a firepit area. It also will feature a large turf area with a ramada, a dog park, separate pedestrian areas and private yards with patios.

The Hampton Edison site is near Estrella Gin Business Park and Sonoran Creek Marketplace.
