The Maricopa City Council on Tuesday approved a final plat for the full buildout of the Desert Passage community.
The action will permit KB Home Phoenix to develop Parcel 8, the final 12.1-acres in the community built on the old Smith Farms land.
The parcel, between Smith Farms Circle and Our Lady of Grace Catholic Church, will be the site of 64 new single-family residences, bringing the final size of Desert Passage to 769 homes. Parcel 8 will have a density of 5.2 homes per acre and bring about 205 new residents to the community.
KB Home will offer three lot sizes: 42 by 120 feet (5,040 SF); 50 by 120 feet (6,000 SF); and 55 by 125 feet (6,875 SF).
No zoning change was required for the parcel, as it was already zoned as a Planned Area Development.
When Parcel 8 is complete, the total density of Desert Passage will be 3.81 dwelling units per acre. The subdivision is home to about 2,460 residents based on the city’s figure of 3.2 residents per home.
