Plans for a subdivision on the city’s south side have nearly been slashed in half. Geographically, that is — the number of planned homes is virtually unchanged.

Last year, the Smith family was looking to sell more than 420 acres of their sod farm for a subdivision called Stagecoach Springs at Smith Farms. The plans called for the construction of 1,100 single-family homes and 990 apartment or townhome units.
The industrial land sale in October adjusted those plans.
The new proposal shows the site to be nearly half the size of the original proposal. It’s comprised of residential, commercial and mixed-use parcels. The new plans still manage to squeeze 1,100 single-family homes onto 185 acres.
On another 25 acres would be 750 apartment or townhome units.
However, it doesn’t sound like the family intends to move terribly fast.
A project narrative read the Smiths plan to “continue farming a portion of the site for as long as possible” before selling it to a developer or homebuilder.
The Smith family sold the land for about $17 million last year to the city. It will be incorporated into the upcoming Maricopa Business Park, part of the planned Industrial Triangle.
