New Jersey-based K Hovnanian Homes is in the process of purchasing the Kelly Ranches property at the southeast corner of Maricopa-Casa Grande Highway and N. Porter Road. The 73.67-acre property, which sits between Santa Rosa Springs and the proposed Eagle Wing project, is being developed by Cowley Companies.

The Maricopa City Council recently approved a General Plan amendment changing the land use for the site from a combination of commercial, employment and open space to medium density residential for the site, which will be developed as Kelly Ranches.

K Hovnanian, which was one of the builders in Tortosa and The Lakes at Rancho El Dorado, plans to build 325 homes on the site. The homesites will be in two sizes – 133 lots of 40 feet by 103 feet, and 192 lots of 45 feet by 110 feet, yielding a density for the community of 4.41 homes per acre. That size development would be home to about 845 residents.

The planned community is in an easily accessible site just south of Maricopa-Casa Grande Highway and north of the soon to be built Sonoran Desert Parkway, formerly known as the East-West Corridor.

K Hovnanian has also built homes in Tortosa and The Lakes at Rancho El Dorado and has communities in 15 states coast to coast.
