Editor’s note: A previous version of this story stated the grocery store would measure 60,000 square feet. This is the total square footage of primary retail space in the South Bridge Marketplace, which the developer said would include a grocery store.

Commercial development in Maricopa has its highs and Lowe’s.

For the big blue box store, it’s about to start riding a high.

Phoenix-based Thompson Thrift confirmed plans to break ground on a development project that includes Lowe’s Home Improvement in April, according to a press release issued Monday.

The developer finalized its $9.25 million purchase of 20 acres in the South Bridge Marketplace — located on the northeast corner of John Wayne Parkway and Honeycutt Avenue — last summer for the home improvement store, as well as other retail stores and restaurants.

On Monday, the Planning and Zoning Commission completed its review of a major development review permit for Lowe’s permits. It is expected to be approved by city council at a later date, after which construction can begin.

Thompson Thrift Senior Vice President Chris Hake said he’s excited to bring more shopping options to one of Arizona’s fastest growing cities.

“Maricopa has seen high demand for additional retail and service options,” said Hake. “Thompson Thrift looks forward to giving the residents of Maricopa the best-in-class retail options they’re looking for so they can shop close to home.”

Construction phases

The press release stated construction will begin in April with a 130,000-square-foot anchor store. That description matches Lowe’s, which will consist of a 109,000-square-foot retail building and a 30,000-square-foot garden center.

A second construction phase toward the end of the year will include 60,000 square feet that will include a grocery store, plus 10,000 square feet of restaurant and retail space.

Not their first rodeo

Thompson Thrift first came to Maricopa in 2019, when it unveiled development plans for Sonoran Creek Marketplace on John Wayne Parkway and Edison Road. That project brought Sprouts Farmers Market, Marshalls department store and a host of small restaurants and retail stores to Maricopa.

The company has more than 20 retail, multifamily and industrial projects in development throughout the state, according to its press release.
