Off the beaten path: New prefab home sales pop up in rural Hidden Valley

A Hidden Valley landowner is tossing up makeshift billboards around Hidden Valley to sell the land and make homeownership a reality.  

The sales pitch is simple: A starter home for those looking for country living. It’s an example of the latest trend of quick, more affordable home sales. Pick your favorite prefabricated (or prefab) home layout, buy the 2.5 acres and the seller will do the rest. It is the latest development to pop up on the outskirts of Maricopa after the recent announcements of Venida, Palomino Ranch and Sunset Canyon. 

In January, Arizona home prices were up 4.9% compared to 2024, according to Redfin.com. The median home price is $454,300, compared to Maricopa’s median home price of $362,000. These prefab homes are listed at $360,000, according to the MLS listing. 

It’s so new, the county doesn’t have numbers for it yet: The address is 000 West Pony Road. The billboard is at the intersection with Warren Road. 

“The county will provide an actual number for the property when we get close to closing,” Real Estate Consultant Cristina Aguilera told InMaricopa this morning. 

This property is 20 minutes from the City Center, but you’re living in open, (mostly) undeveloped desert. You have a dirt road, but your water is hauled in. 

Aguilera said this land is USDA loan eligible, meaning you can buy this house for $0 down and can secure a loan with a credit score as low as 520. 

There are two other sites in the same area that will have similar prefab homes put on them. It’s about a four-month turnaround from signing for the house to having keys to the property.
