The Maricopa Planning & Zoning Commission has approved a preliminary plat for Phase 2B construction of Anderson Farms.

EPS Group Inc. had made the request on behalf of Lennar Homes, which plans to build at the northwest corner of Bowlin and Hartman roads.

The 50-acre site will feature 234 homes and a density of about 4.7 dwelling units per acre, which is well within the allowed density of 3-10 dwelling units per acres. At the city’s average rate of 3.2 residents per home, Phase 2B would house 748 new residents.

Lennar will offer three lot sizes: 112 at 40 by 115 feet (4,830 square feet); 62 at 45 by 120 feet (5,400 square feet); and 60 will be 50 by 120 feet (6,000 square feet).

In application documents, Lennar said the second phase of development of a Master Planned Community will include a “variety of residential products, including larger lots and smaller, attached housing, along with supporting commercial and employment land uses to meet the daily needs of the residents.

Lennar plans open space, schools, churches and neighborhood facilities as part of the community.

Phase 2B is part of 500 total acres that will be developed as a master-planned community at Anderson Farms in east Maricopa. When built out, the community could be home to more than 7,500 residents – at the density of 4.7 dwelling units per acre.

As part of the development, Lennar is proposing a new access road known as Anderson Farms Boulevard, off Hartman Road, as well as future connection points to the north and south by local roads including Santa Clara Avenue. Secondary east/west access points are provided to the north via West Gallo Lane and south from West Cannataro Lane. Both streets will provide connections to future phases of construction.
