Pre-application filed for 300-acre development

TerraWest Communities has submitted a pre-application request for information on establishing a new Planned Area Development and preliminary plat for a 300-acre community at the southwest corner of Anderson and Steen roads. 

The project, known as Hartman Ranch, will be a master-planned community on what is currently undeveloped and vacant land and is zoned CR-3 PAD and is within master-planned community, mixed-use and low-density residential land use areas. 

According to the pre-application paperwork, TerraWest will seek to, “separate the 299.59 acres from the existing PAD, (and) request to establish a new PAD with CR-3 underlying zoning.”  

The paperwork gives an overview of TerraWest’s vision for the property. 

“This exciting new community will contain approximately 1,285 lots with a density of 4.28 dwelling units per gross acre and will include open spaces and pedestrian linkages that span across all development phases, as well as connections to community gateways, amenity spaces, recreation areas, trailheads, and washes.” 

With 1,285 dwelling units, Hartman Ranch would be home to more than 3,300 new residents. One parcel inside the development will have a higher density of 5-8 dwelling units per acre. 

TerraWest proposes to make off-site improvements around the project including half-street paving along Steen, Anderson and Peters & Nall roads. The project will also install local public streets within the community including curbs, gutters, and sidewalks. 

The actual product the developer will build on the site will be, according to submitted documents, “dependent upon market factors and input from prospective builders. The lotting options may include zero lot line setbacks, courtyards, wide-shallow lots, and/or more traditional single-family lots.”
