P&Z approves multi-family, ‘non-apartment style’ project on Edison

The Heritage District will become home to a small, multi-family residential project following Planning & Zoning Commission approvals Monday.

The commission approved site, landscape, photometric and elevation plans for the 43-unit Lofts on Edison, to be built by Welker Development Resources on 2.2 vacant acres at the southwestern corner of West Edison Road and North Wilson Avenue.

The two-story project will include units to lease and purchase.

“With the site located in a well-established residential area, with both single-family and attached residential, this proposed residential project is compatible with the surrounding land uses,” Welker said in a project narrative submitted to the city. “The Lofts on Edison promises to raise the standard of both the purchased and leased residential community in this area with a non-apartment style design.”

Welker’s narrative says it envisions providing a “superior residential community” that gives individuals the option to purchase or rent “by choice.” The project will be designed for those who desire quality housing with amenities and target young professionals who work from home and want a room or office that facilitates remote work, the developer said.

Each unit will have three bedrooms and a private, two-car garage.

The community will be pedestrian friendly, with a sidewalk system that facilitates access among units, public streets and community amenities.

A fenced and shaded dog park, pocket park, barbecue and passive gathering areas with landscaping are among the features.

As part of the project, Lexington Avenue adjacent to the property will be extended and continue the pedestrian corridor critical to connecting residential and commercial uses within the Heritage District.
