The Maricopa City Council voted 7-0 Tuesday to approve the final plat of Phase 1B of the Anderson Farms subdivision. The approval allows the developer to subdivide 28.65 acres for construction of a 115 single-family home subdivision.

Lennar Homes, the builder, has taken over the project from work previously done by Marabella Homes.

Lots in Parcel 1B will range from 5,242-6,000 square feet. The parcel fronts Hartman Road and lies just south of the southeast corner of Hartman and Bowlin roads. Access would be from Hartman Road.

The larger 566-acre Anderson Farms community is bounded by Bowlin Road on the north, Farrell Road on the south, Murphy Road on the east and Hartman Road on the west. It lies directly east of Desert Sunrise High School, which is under construction and scheduled to open in July.

The preliminary site plan submitted by Lennar shows a total of 25 parcels to be developed, ranging in size from 9.87 acres to 50.02 acres. Lot sizes would range from 40-by-115 feet (4,500 square feet) to 65-to-120 feet (7,800 square feet).

At standard medium-density zoning of 3.5 homes per acre and 2.6 people per dwelling, the community would eventually comprise about 1,980 homes and more than 5,100 residents. The plan calls for a density of about 4.01 homes per acres for Phase B1.

The project proposes land uses including single-family residential and mixed use that could include future multi-density residential, commercial and industrial. There are areas at both the northwest and southwest corners of the property that would allow for commercial and, possibly, high-density and medium-density residential.

The community will feature a 10-acre centralized park and amenity area that will include a large turf play area, community pool and a dog park. A basketball court and two pickleball courts are also expected.
