Anderson Farms will add 1,980 homes for more than 5k people

The Maricopa Planning & Zoning Commission approved a request by Tiffany & Bosco, P.A. on behalf of Lennar Homes, to create the Anderson Farms Planned Area Development at the northwest corner of Murphy and Farrell roads.

The 566-acre site is proposed as a mixed-use, master planned community and lies directly east of the coming Desert Sunrise High School, which is scheduled to open for the 2022-23 school year.

At standard medium-density zoning of 3.5 homes per acre and 2.6 people per dwelling, the community would offer about 1,980 homes and more than 5,100 people.

The project proposes land uses including single-family residential and mixed use that could include future multi-density residential, commercial and industrial. There are areas at both the northwest and southwest corners of the property that would allow for commercial and possible high density and medium density residential.

A primary feature of the community will be a 10-acre centralized park and amenity area. That area will feature a large turf play area, resort-style community pool with restroom building, and a dog park. Also included in the preliminary plan are a far- themed tot lot with a zip line and a large event lawn. The area also will offer a basketball court and two pickleball courts.

Kurt Jones, a senior planner with Tiffany & Bosco, said Lennar wants the community to pay homage to its agricultural roots.

“The overall goal is to keep the agrarian style and history in the property,” he said. “We want to do a little less of what’s surrounding it with other planned area developments. Our plan is a little simpler, and we want to keep the agrarian feel to it.”
