Developer proposes grocery store, 5 drive-thrus on White & Parker

Another new grocery store to be built east of the main strip? It seems so. That’s the anchor of a retail development working its way through City Hall right now. 

The San Travasa Retail Center was proposed for the northwest corner of Farrell and White-and-Parker Roads by Phoenix-based Barclay Group on Friday. 

The 50-acre retail center would be built in two phases. The first 27-acre phase would be anchored by a 121,000-square-foot grocery store with an associated fuel station in the parking lot. It would have 725 parking spaces. 

The proposal released to InMaricopa yesterday did not identify the commercial tenants. However, there’s only one grocer in the Barclay Group portfolio — Fry’s Marketplace, which could fit into this space, according to a corporate memo that identifies ideal stores as 100,000 to 145,000 square feet. 

Eight Fry’s Foods-anchored plazas are in the portfolio, seven in metro Phoenix and the other in Marana.

On the corner of the parcel closest to the intersection would be buildings that contain one small-scale retail space and one drive-thru each. One would measure 14,350 square feet and the other 12,6000 square feet. 

The project would also include spaces for three other drive-thru restaurants, two of which measure 5,000 square feet. The third would be 4,000 square feet.  

The retail center is part of a 373-acre master-planned community that was first approved in 2013. The new site plan also shows changes to Farrell Road and its intersection with Maricopa-Casa Grande Highway and shows it will eventually connect to Central Arizona College’s conceptual site plan. 

InMaricopa previously reported that Scottsdale developer El Dorado Holdings was also eyeing bringing a 24-acre rental community, EVR at San Travasa, to this area which would include 186 cottages ranging from 800 to 1,500 square feet with small backyards. 

Other developers have also started to keep their eyes on east Maricopa. In Feb. 2024, then-City Manager Rick Horst hinted of plans for a retail space at Bowlin and Hartman Roads.  

InMaricopa has contacted the Barclay Group with further questions about this project.
