The Maricopa Planning and Zoning Commission approved rezoning requests for three new subdivisions during a Monday meeting, two of which include commercial development.

All three rezoning requests are expected to go before Maricopa City Council Dec. 5. If approved, developers will begin working on more detailed preliminary plans.

Pecan Groves

More than 320 single-family homes are planned for the neighborhood along with a 5-acre commercial center. The developer left out details about potential businesses, although City Planner Derek Scheerer said a strip mall is plausible.

Commissioners heard a rezoning request for this 80-acre master-planned community on the northwest corner of Murphy and Steen Roads. Although the board expressed a few concerns about long-range plans for controlling traffic along Murphy Road, it approved the rezoning unanimously.

Murphy Park

Not many details were provided on what Murphy Park may look like, but Phoenix developer CVL Consultants said it is looking to establish a master-planned community and business park. The 480-acre site sits south of Steen Road, bisected by Murphy Road.

Members of the zoning committee heard and approved a rezoning request to make the area suitable for more creative land use, such as a mixed residential and commercial areas.

Seven Ranches Estates

Located on the northeast corner of Santi and Gunsmoke Roads, Seven Ranches Estates will feature at least two dozen custom homes on half-acre lots in this gated subdivision. Committee Chair Ted Yocum noted it would be the first custom-homes community in the city.

Commissioners heard and approved a unique request to lower the residential density of the area that creates “a viable semi-rural character setting,” according to the staff report.
