Target, Safeway, Walmart and Kroger.

A major developer in Maricopa told us today it was engaging these four retailers in its search “to bring an option that is a great fit for the community.”

Where and when? That’s to be determined. It’s unlikely these big box stores, which often reach 200,000 square feet in size, could fit into any of the available commercial spaces in the city.

But Phoenix-based commercial developer Thompson Thrift has a few more tricks up its sleeve.

Thompson Thrift recently announced it will begin construction on its second Maricopa shopping center this spring. That led residents to eagerly share wishes and predictions over what stores could fill nearly 70,000 square feet of retail and restaurant space surrounding the incoming Lowe’s hardware store at the South Bridge Marketplace on John Wayne Parkway and Honeycutt Avenue.

Yesterday, we predicted which grocery store would fill one of the larger retail pads, but that leaves room for about six others.

Good fits in South Bridge Marketplace

Phoenix-based PetSmart usually wants 26,000 square feet for its retail locations, but it has tested some smaller locations that measure as little as 5,000 square feet, according to Chain Store Guide.

Another option is Ulta Beauty, which typically measures around 10,000 square feet of retail and salon space.

Maricopa just welcomed its first vitamin store in October, but Thompson Thrift has worked with The Vitamin Shoppe in the past. That business likes 3,000 square feet of retail space.

The developer has also worked with a handful of restaurants and announced its intention to add dining to South Bridge Marketplace in a news release last week. For example, Tropical Smoothie Café requires at least 1,200 square feet of space.

Shake Shack and Whataburger, in the meantime, each require 3,500 square feet or less.

Less likely

Another in Thompson Thrift’s portfolio, Kohl’s, may be a little large for the available spaces at South Bridge Marketplace which hover around 22,000 square feet.

Kohl’s stores typically measure between 35,000 and 55,000 square feet.

TJ Maxx stores, another of the developer’s favorites, average about 29,000 square feet of retail space.
