Maricopa’s Planning and Zoning Commission will discuss a few upcoming development projects during its first meeting of the year.

Following the discussions, the board is expected to pass agenda items to Maricopa City Council for approval later.

Hartman Trails subdivision

One of the first items up for discussion is a preliminary plat for the proposed Hartman Trails subdivision on the southwest corner of Anderson and Steen Roads. A preliminary plat shows tentative design plans well before any construction begins.

The subdivision proposed 1,037 lots across 308 acres, with homes built in three phases. House elevations and blueprints were not available.

Amenities include multiple parks, pickleball courts, a basketball court and an outdoor exercise trail.

Cell tower in Rancho El Dorado

The board will also hold a public hearing and discuss a Verizon cell tower to be installed just west of Rancho El Dorado Golf Course. The 64-foot-tall tower will be designed and painted to look like a massive columnar tree.

Gilbert-based developer Pinnacle Consulting, Inc. said the project is “critical to support the demands of the wireless networks in the rapidly growing Maricopa area.”

Lowe’s permit review

Lastly, the zoning board will discuss a major development review permit for the proposed Lowe’s Home Improvement store on John Wayne Parkway and Honeycutt Avenue. InMaricopa previously shared a view of elevations and a site plan in November when the company submitted paperwork indicating interest in coming to Maricopa.
