Take away the soda shop from this incoming retail development and it’ll start inducing full-blown cases of déjà vu.
Legacy on Porter, the 6½-acre commercial development slated to be built across from Walmart, will feature second Maricopa locations for not only Goodwill but also Chipotle Mexican Grill and Jersey Mike’s Subs, according to a newly released site plan.
Good news for carbonation connoisseurs, however — the project will also include Maricopa’s first Swig (and an unnamed ice cream shop).
Phoenix-based Legacy Development Partners, which is managing the project, said a “prime drive-thru endcap” is still available for lease. The site plan shows three smaller storefronts are also available.
“Groundbreaking is anticipated in early 2026,” said the developers.
Three of the four named tenants — Chipotle, Jersey Mike’s and Goodwill — already operate on the heavily trafficked John Wayne Strip. Chipotle and Jersey Mike’s share a building at Maricopa Station, while Goodwill’s current store is located at Edison Pointe.
Swig, the only new-to-Maricopa brand confirmed so far, is a Utah-based drink chain that built its identity around “dirty sodas” — fountain drinks mixed with flavored syrups, creams and purées — as well as cookies and energy drinks. The company has seen explosive growth across metro Phoenix, with dozens of new stores drawing long drive-thru lines and a strong social media following.
The Legacy on Porter lineup fits into a broader trend of duplication — hitting “copy” on John Wayne Parkway and “paste” on Maricopa-Casa Grande Highway. Especially when it comes to fast-food spots: Wendy’s, McDonald’s, Taco Bell, Panda Express, Burger King and Starbucks are a few examples preceding Chipotle and Jersey Mike’s.
Legacy on Porter is expected to break ground within a year. The center will include multiple freestanding pads, inline shops and the drive-thru endcap that’s still available for lease. We’ll see if that space ends up supporting variety in the city’s retail scene, or more of the same.
