The Estrella Gin Business Park, where construction on a second building will begin soon.

As the City and the Maricopa Economic Development Alliance take occupancy of the first office building at Estrella Gin Business Park, the building was sold to a family group in Idaho for long-term investment in Maricopa, according to Shane Cook of eXp Realty.

City Council also has moved to approve development plans for a 47,200-square-foot flex office building across Estrella Parkway from the City’s building, with a building permit review already submitted.

The business park is on the north side of West Edison Road and North Estrella Parkway.

Cook said small business owners seeking flex office space can get a Letter of Intent in place now. He encouraged interested tenants to call or email him with questions at 480-703-3316 or [email protected].

Spaces as small as 2,700 square feet are likely available, with lease rates ranging from $18-$23 per square foot NNN (triple net). All spaces have access to either a roll-up door or a truck well, and currently there is flexibility to design a space to fit a tenant’s needs. eXp Realty expects to be able to assist with tenant improvements both in owner credits and during construction with its general contractor partner, Construction Solutions Company, according to Cook.

eXp also recently acquired about 2 acres at the northeast corner of Edison Road and Estrella Parkway. That acreage, plus a 1.7-acre pad at the northwest corner of the development, are prime spots for retail, drive thru, gym, banking, etc., Cook said. Both are available for lease on a build-to-suit basis.

eXp still has flexible land along West Edison and North Loma roads for a number of build-to-suit opportunities, including a hotel with the water park coming across the street. Others include office, flex office, retail and drive thru.
