Things continue to progress at the Estrella Gin Business Park where we have a few parcels of land available for sale. We have two approximately 2-acre parcels available for sale at just over $1 million each, one of which is in escrow for sale to an RV storage developer. We can do a build-to-suit project on the other 2-acre piece if a complimentary user is interested in committing to the project as a tenant.
We have approximately 9.5 acres of light industrial land for sale for $4.5 million that would be perfect for offices, a hotel or other light industrial building or use. We can also do build-to-suit projects on the 9.5 acres for many uses covered by the light-industrial zoning in place.
Plus, we have 5.82 acres with a fully entitled and shovel-ready 47,200-square-foot Flex/Office building available for $2.5 million. We have a few potential tenants for the Flex/Office building and would consider building it if we had another large tenant willing to commit to occupying space.
Across Edison Road to the south, we recently completed the entitlement process on the Villas at the Gin apartment complex. This is a 195-unit, three-story, garden-style apartment complex with one-, two-, and three-bedroom units. There will be garage parking available and 20 EV charging stations for the tenants. While we work through the construction financing process on this project, it is also for sale fully entitled and shovel-ready at $8.5 million.
