A developer has submitted a preliminary site plan for a community of 440 single-family homes off Maricopa-Casa Grande Highway.

Emmerson Enterprises would develop a master planned community known as Anderson Russell on 111 acres of land at the southeast corner of Anderson Road and Maricopa-Casa Grande Highway.

Plans show eight parcels to be developed, with the smallest having 32 lots and the largest 84 lots. Lot sizes range from 5,400 square feet to 6,600 square feet, with three lot sizes: 45 feet by 120 feet, 50 feet by 120 feet and 55 feet by 120 feet.

The pre-application request was filed by CVL Consultants, a Phoenix civil engineering firm, on behalf of Emmerson Enterprises Inc., a Scottsdale land acquisition firm.

A sister company, Emmerson Holdings, closed May 28 on the $11.6 million purchase of 1,160 acres in Hidden Valley and intends to sell it to one or more homebuilders for a master-planned community named Hidden Valley Ranch. The land near Warren and Papago roads was acquired from Michigan-based Miedema Produce Inc.

In its proposed development plan, Emmerson said Anderson Russell will offer an “upscale living environment” with centrally located open spaces including a community park with a lake. Recreation amenities and connected walking trails throughout the community are planned. Landscape buffers will be located along the perimeters of the community to provide compatibility with nearby properties and there will be additional landscaped open space areas.

Primary access to the community will be from Anderson Road on the west and Cowtown Road on the north.
