City to consider rezoning 300 acres to industrial

The Maricopa Planning & Zoning Commission will consider a request at Monday’s meeting to rezone approximately 300 acres from its current combined zoning of single-family residence, transitional and planned area development to general industrial. The land under consideration is just southeast of the southeast corner of N. White and Parker Road and W. Maricopa Casa-Grande Highway. 

The zoning request will be preceded by a request to amend the city’s land use map to convert approximately 154 acres of the city’s land use map from master planned community to employment. 

Pinal Feeding Company, Pinal Energy, AZ Grains and Electrical District #3 are making the request. 

City staff analysis of the request shows a need for the new zoning and the dedication of land for commercial and industrial uses. 

“As Maricopa continues to grow, there has been an exponential increase in residential homes, and the retail and commercial areas are beginning to expand as well,” the staff report states. “However, there is a lack of industry throughout Maricopa. To promote greater industry, the city has initiated a Minor General Plan that will create an industrial corridor. This Minor General Plan Amendment will promote industry growth to the area, which will bring in job growth, income, and economic strength for citizens and the City.” 

The report states that the request meets two primary objectives of the city’s general plan: promoting commercial and office development in close proximity to neighborhood nodes along arterials, and other appropriate locations; and transitioning all property zoning designations from pre-existing districts to existing zoning districts in a manner that best achieves the goals of the general plan.  

City staff is recommending approval of the request.
