A Colorado-based homebuilder has plans to develop 141 acres north of State Route 238.

Century Communities seeks to build 448 single-family residential homes on lots ranging from 4,000 to about 6,000 square feet, according to pre-application documents filed with the city.

The builder is under contract to acquire property at 47726 W. State Route 238 from Angel Investors, LLC. It plans to develop the land, which lies just east of Ak-Chin Southern Dunes Golf Course, in five phases.

As part of its pre-application, Century has requested a zoning change from commercial C1-2 to a Planned Area Development (PAD) with Underlying RS-4 and RS-5 zoning, along with Modified Residential Development Standards. The company is proposing lots that are 40, 45 and 50 feet wide. In areas zoned RS-4, the lots would be a minimum of 6,000 square feet; in RS-5-zoned areas, the minimum would be 4,000 square feet.

With 448 homes, the community would house about 1,165 people, using the U.S. Census Bureau’s formula of 2.6 people per household.

Century has built, or is in the process of developing, eight communities in central Arizona in Casa Grande, Eloy, Coolidge, Arizona City, and other cities.

Century declined to comment on the project, but in pre-application paperwork describes “a plethora of open space for active and passive recreation opportunities.” The open space gives it flexibility for housing product types as well as diversity and enhanced quality of life that will be compatible with prior approvals in the area, the company said.

“Century and the current landowner have determined that this overall 141-acre property is an ideal location for accommodating housing options to meet market demand within the City of Maricopa,” the documents said. “Maintaining flexibility so Century can quickly adapt to the housing market, as parcels are ready for development (i.e., building in two phases), is critical for long-term growth, stability, and diversity, so the final PAD will be designed to allow for such flexibility.”
