Industrial project proposed for city’s west side

Scottsdale developer Emmerson Holdings has submitted pre-application documents to build an 80-acre industrial development on the city’s west side, just north of State Route 238 west of Warren Road.  

The property’s northern border abuts the Gila River Indian Community. APEX Motor Club lies to the southeast. 

The request, submitted by CVL Consultants of Phoenix, is for an initial review and discussion of a proposed Land Use Plan. The developer is seeking the city’s guidance and recommended processes to facilitate development of the project, known as West Maricopa 80. 

No rezoning will be required as the parcel is zoned commercial/industrial. In its documents, Emmerson said the project could be far more than just an industrial development. 

“We believe the current zoning will allow for a well-planned industrial complex that can contain areas of employment, retail or mixed uses which complement the surrounding areas,” the documents stated. 

“The West Maricopa 80 community upholds the intent of the existing land use designated for the area while providing a new and attractive area of employment,” the document continued. “This project provides compatibility with existing planned and proposed development in the area while supporting the economic goals and objectives of the city.”
