The Estrella Gin commercial development at West Edison Road and North Loma Road has spurred another component – a multi-family residential project adjacent to the project. 

The owner of the property, Construction Solutions Company, in a pre-application narrative submitted March 8 by Stewart + Reindersma Architecture, said the Estrella Gin Multi-family Residential and Commercial Development Project will seek to build 162 multi-family residential units directly south of the commercial Estrella Gin Business Park. 

The development is proposed for a portion of a 10.19-acre vacant parcel of land, zoned Light Industrial, along West Edison between Sonoran Creek Marketplace and the Maricopa Fire/Medical Administration Building.

“The parcel will be split into three separate parcels and each rezoned as part of separate submittals,” a pre-app document said. “Following the split, 8.19 acres will be rezoned to RH (High-Density Residential) and developed as a 162-unit multi-family residential apartment complex with an outdoor pool, a clubhouse and surface parking.”  

The document said the property will include five 3-story buildings of about 40 feet in height comprising a mix of 1-, 2-, and 3-bedroom units. The remaining two acres will be split into one-acre parcels and rezoned Neighborhood Commercial with the intention of using them as commercial pads. One of those pads is planned as a drive-thru type service. 

The long-awaited business park is getting close to welcoming its first tenants, according to the city’s Chief Economic Development Officer Nathan Steele. 

“There is a City building at Estrella Gin that is planning to house several different functions, including MEDA (the Maricopa Economic Development Alliance), the Chamber of Commerce, and various city offices,” Steele said. “It is nearing completion and should be ready for occupancy by the end of April.” 

Estrella Gin sits just south of State Route 238 and a mile west of John Wayne Parkway.  

Shane Cook of MHG Commercial, the developer of the project, said Estrella Gin’s initial building can house up to 19 tenants in its 45,000 square feet. Utility work and infrastructure began last July, with that work including an interior street on the site that will connect Edison and Loma roads. The project began rising above ground in October.  

As Estrella Gin grows, the new apartment project could provide homes for potential employees in the commercial center, which may include warehouse and industrial uses.
