Businesses take advantage of Santa Cruz’ low rates

There are two remaining suites for lease in the first phase of the Ak-Chin Indian Community’s Santa Cruz Commerce Center.

Two businesses, Hit-N-Pitch Batting Cages and CrossFit BattleFit Gym, opened in the center at 12501 N. Murphy Road in May.

“The businesses have been doing great,” said Phil Entz, Ak-Chin Industrial Park board manager. “So far the feedback from the tenants has been good. They’ve been real happy about the facilities and that clients are coming to their business.”

The two available spaces are roughly 1,500 and 2,400 square feet. Entz said the base annual lease rate is just over $11, which is considerably less than $17 offered at Shops at Maricopa Village or $23.50 at Maricopa Grand UTAZ Professional Village near the Maricopa Public Library. Lease rates at Santa Cruz Commerce Center can vary depending on the length of the lease and any modifications needed for a particular business, such as sinks and stoves for a restaurant.

Entz said the tribe will begin construction on an adjacent facility with a similar design. The center offers flexible floor plans that can work as either office or warehouse space. Suites are individually climate-controlled and warehouse areas have evaporative cooling to reduce costs.

Because the center is a tribal enterprise, the Ak-Chin Industrial Board said it can offer lower lease rates and tax savings. The owners of CrossFit and Hit-N-Pitch Batting Cages said they wouldn’t have been able to open for business if it were not for the lower rates.
